Reservation
A reservation is confirmed once the tenant has received a booking confirmation from The Willow Tree/The White Cottage.
Arrival and Departure
The property is available from 16:00 on the day of arrival and must be vacated by 10:00 on the day of departure. Please inform us of your estimated arrival time so that the host can be there to welcome you.
Occupancy
The accommodation may only be occupied by the number of persons agreed upon at the time of booking. Additional guests are only allowed with prior approval and may incur extra charges. The head tenant must be at least 25 years and older.
Cancellation Policy
Cancellations are free of charge up to 28 days before the check-in date. Cancellations or changes after this period, as well as no-shows, will be charged the full amount of the stay. If we are able to re-book the accommodation during your reserved period, you will be refunded for those nights. We recommend that you purchase travel cancellation insurance for added security.
Liability
The Willow Tree (the “Host”) is not liable for any injury, accident, loss, or damage, whether personal or material, suffered by the tenant or any accompanying guests during their stay in or around the accommodation. The tenant and their guests assume full responsibility for the use of the accommodation, including all indoor and outdoor facilities. The Host accepts no liability for inconvenience caused by external factors, such as roadwork or (re)construction in the immediate vicinity.
The tenant agrees to indemnify and hold harmless The Willow Tree/The White Cottage, its owners, agents, and employees from any claims, liabilities, or expenses arising from the use of the property by the tenant, their guests, or visitors. This includes but is not limited to damages caused by accidents, negligence, or misuse of facilities.
The Hoststrongly recommends that tenants carry adequate travel and personal liability insurance to cover potential losses or liabilities during the rental period.
Natural Disasters and Force Majeure
The Host is not liable for any damage, inconvenience, or cancellation of the stay due to force majeure, natural disasters, pandemics, power outages, or other unforeseen circumstances that make the stay impossible or less enjoyable.
Children
For safety reasons, children under 12 are not permitted. Children must always be supervised by an adult. The use of facilities on the property is entirely at the tenant’s and their guests’ own risk.
Dogs
Well behaved dogs are allowed in some of the accommodations upon request. Charges will apply. We do not accept fighting dog breeds. Guidedogs are always welcome.
Use of Address for Mail or Packages
It is not permitted to use the address of this accommodation as a mailing address or for package deliveries. Any mail or deliveries directed to this address will be refused or returned. The accommodation is strictly intended for lodging and not as a reception point for mail or packages. Any damages or costs resulting from the use of this address for mail or package services will be the sole responsibility of the guest.
Toilet Use
Only toilet paper may be disposed of in the toilet. It is strictly prohibited to dispose of any other materials, such as wet wipes, baby wipes, sanitary products, cotton swabs, fats, oils, food scraps, or other waste, in the toilet. These materials can cause blockages and damage the plumbing. Any repair or unclogging costs resulting from improper use of the toilet will be charged to the guest.
Damage to the Interior and Additional Cleaning Fees
The tenant must leave the accommodation in a clean and tidy condition. Any damage to furnishings, equipment, or the interior of the accommodation during the stay will be charged to the tenant. If extensive cleaning is required, additional cleaning fees may apply.
Conduct and Disturbance
The tenant and their guests are requested to behave quietly and respectfully and to avoid causing any disturbance to the surroundings. In case of violation of these conduct standards, the Host reserves the right to terminate the tenant’s stay without refund.
Tourist Tax
The tourist tax is €1.50 per person per night, payable in cash upon arrival.
Security Deposit
A security deposit will be charged at the time of booking. This deposit serves as a guarantee against any damage, loss of property, or extra cleaning costs caused by the guest during the stay. The deposit will be refunded within 7 days after check-out and inspection of the accommodation, provided there is no damage, loss, or need for additional cleaning. If any damage, loss, or extra cleaning is required, we reserve the right to withhold part or all of the deposit to cover these costs.
Other Terms
Dutch law applies to all agreements between The Willow Tree/The White Cottage and the tenant.
House Rules
- Quiet hours are between 22:00 and 07:00.
- Please open the bathroom window after showering to ventilate.
- Additional guests or visitors are not allowed without prior approval.
- Possession and/or use of soft or hard drugs is not permitted in or around the accommodation.
- Charging of electric vehicles is not allowed; a charging station is available within walking distance.
- No music is allowed outside on the terrace.
- Smoking, candles, and open flames are strictly prohibited in and around the property due to fire hazard and insurance coverage.
- We aim to be sustainable and conserve energy:
- Use the air conditioning only when strictly necessary. Close doors and windows while in use and turn it off when not in the accommodation.
- Turn off lights when leaving the accommodation.
- Use of the washing machine costs €5 per load; place detergent directly in the drum. An ironing board, detergent, and drying rack are available upon request. Use of the dryer costs €5 per load.
- Waste separation is mandatory in this municipality. We pay per kilo of residual waste, so please separate waste carefully, keeping glass and drink cans separate.
Additional Houserules for Apartment
- Do not use the curtain of the skylight in the bedroom as a sunshade during the day. The window will crack due to the heat.
- When cooking, always open the extractor hood and set it to the highest setting (4) to avoid food odours and to prevent the fire alarm from going off.
- The owner’s pets may not be fed or allowed in the accommodation
Additional Houserules for The Cottage
- The ground floor, kitchen countertop, and bathroom sink downstairs are made of natural stone and are sensitive to acids (such as vinegar, lemon juice, most cleaning products (bleach, degreasers, etc.), fruit juices (including cut fruit and peels), carbonated drinks, and road salt). These can corrode the stone. If contact occurs, rinse immediately with water.
- The stone kitchen countertop and floor are prone to scratches. Always use a cutting board and avoid sliding furniture across the floor.
- The gas fireplace is prohibited due to fire hazard.
Departure Instructions
- Check-out is by 10:00. Please inform us in advance of your departure time.
- Leave the accommodation clean and tidy.
- Ensure all dishes are washed, dried, and stored in the cupboard. The dishwasher must be emptied. Open all curtains.
- Open the bathroom window for ventilation.
- Lock all doors and hand over the keys to the host.
- Report any issues, damage, or defects.
Compliance with Terms and Conditions and Termination
Compliance with the terms and conditions is required. In case of serious violation of the house rules or terms, the host reserves the right to terminate the tenant’s stay immediately without refund.
The host reserves the right to consider the rental agreement as terminated, without notice of default or judicial intervention, if:
- the full rental amount has not been paid at the start of the rental period;
- the tenant leaves the accommodation prematurely;
- the tenant fails to comply with the obligations of this agreement.
Failure to comply may result in additional charges or removal from the accommodation. Upon departure, all rights to compensation and/or refund are forfeited.land
